The Compass building process

Compass Homes has developed a process that ensures we deliver every time.


Our building process is divided into simple consecutive steps:


Step 1 - Identify your needs

  • The very first step in any build process is to identify what you need from a new home. Always start with your basics – this will keep you in budget and on track!

  • Next you need to look at your proposed house site, considering any building covenants or consent requirements that might affect your house design. Once you have considered these points, you’re ready to start looking at plans!

Step 2 - Choose your plan

  • Compass Homes has over 50 plans that can be used as a starting point for your new home design. Simply choose a standard plan and together we can customise it easily, giving you direct control over the design process.

Step 3 - Fix your finance

  • Now it’s time to confirm finance for your home through your existing bank, or allow us to work with NewBuild construction finance to obtain building finance.

Step 4 - Sign your contract

  • We ensure that the working relationship that we have with our customers is backed by a written contract. The contract includes all the plans, specifications and items such as a fixed price, payment dates and a date for completion.

  • In some cases, as building progresses, customers want to change their minds. No problems.

  • Our processes and systems cater for variations in the building process and these are clearly agreed to and documented.

Step 5 - Apply for consent

  • Applying for council building consent can often be one of the most daunting prospects for new home builders – and in actual fact, this process can hold up construction if not approached correctly.

  • Luckily, we go through this process every day, so we know exactly what is needed, where, and when!

  • We will manage your building consent process from start to finish, so you can relax and concentrate on finishing off your new home build.

Step 6 - Finalise your vision

  • At this point we look at any special design requirements such as foundations or water retention, and we finalise interior design features such as the kitchen and bathroom layout, and the flooring, carpeting and colour schemes.

Step 7 - Build your home!

  • It’s time to build! Our experienced Project Managers take over at this point and manage the build process, with site preparation and foundations being first on the list.

  • Depending on whether you have chosen to build in a timber or concrete frame, our construction team will erect the walls, followed by fitting the roof and exterior windows and doors.

  • Once this is completed, we will complete the interior painting and door-fitting.

Step 8 - Your new home awaits

  • Everything is completed, including the kitchen and bathrooms, painting, plumbing and electrical fit out. At this stage we conduct a thorough inspection to ensure that Compass Homes delivers to the highest standard of workmanship possible

  • Congratulations! It's time to move in.

Step 9 - Continuing the journey

  • We hand over the keys – but our relationship with you won’t end here! We still honour our 12-month maintenance period: if anything causes an issue, we fix it free of charge and as quickly as possible.

  • In addition, you still have the 10-year Master Builders Guarantee. In many cases, our branch manager will meet with clients after they have moved in to ensure that they are happy with the process of building with Compass.
